Project using Chem-Bake 1-Step (1201) to restore a metal roof.

FirstChoice Professional Painting restored the school’s 10,000-sq-ft metal roof awning in Okeechobee, FL using Chem-Bake 1-Step (1201).

Overview

Pemayetv Emahakv Charter School’s metal roof showed chalking and color loss. Goals: match custom color, restore appearance, and reduce future maintenance by using a product with high fade-resistance.

Challenges

  • Severe chalking reduced adhesion potential.
  • Custom color match required to align with school branding.
  • Ambient temps in the 90s °F; potential metal roof surface temperatures 130–140 °F at peak sun.
  • Metal surface temperature and weather were key challenges .

Process

  • Schedule work to avoid peak ambient and roof-surface temperatures, maximize pot life, and ensure proper application.
  • Pressure-wash and scrub to remove chalk and grime.
  • Address surface issues where needed.
  • Paint two test patches to verify adhesion, dry times and spread rates.
  • Apply two coats of Chem-Bake 1-Step (1201) via airless sprayer.
  • Work performed over 5 days by 3 man crew.

Products & Methods

  • Used Zap-It! to break down stubborn chalk prior to coating.
  • Tinted Chem-Bake 1-Step (1201) to the approved custom color.
  • Sequenced work by roof sections to maintain schedule and safety.

Results

The roof was restored to a glossy new appearance. Owner reported complete satisfaction with job results.
